Real estate developer Puravankara on Monday, October 12, said it has signed a joint development agreement (JDA) for a 12.76-acre land parcel in Sathanur, North Bengaluru, with an estimated gross development value (GDV) of ₹2,500 crore.
The proposed residential development will have a saleable area of approximately 1.90 million square feet, the company said in an exchange filing on Monday.
The company's CEO Mallanna Sasalu said Bengaluru continues to see healthy end-user demand. "Our priority will be to translate this opportunity into a well-planned development that meets evolving homebuyer expectations, with a clear focus on product quality, timely approvals and efficient execution,” Sasalu said.
The company did not specify a project launch date or a construction timeline, but said it would focus on obtaining approvals and executing the project while maintaining capital efficiency.
“Our focus remains on strengthening Puravankara’s development pipeline through strategic land additions that offer scale, strong market potential and visibility for future growth," Ashish Puravankara, Managing Director of Puravankara, said.

Bengaluru leads Puravankara's FY27 project additions
The agreement adds to Puravankara's development pipeline in Bengaluru as the company expands its presence across residential markets.
With the Sathanur project, Puravankara's business development additions for the financial year 2027 comprise eight projects across Bengaluru, Mumbai and Delhi- Capital Region (NCR). Together, these projects have a development potential of around 12.64 million square feet and an estimated GDV of ₹16,600 crore, the company said.
The latest deal follows Puravankara's entry into the Delhi-NCR real estate market in September 2026, when its wholly-owned subsidiary, Prudential Housing and Infrastructure Development, secured the allotment of a 13.44-acre land parcel in Greater Noida. The parcel has a saleable potential of approximately 4.57 million square feet and an estimated GDV of ₹5,200 crore, according to the company's stock exchange filing.
Bengaluru accounts for six of the eight additions, including land parcels in Sathanur, Mandur, Doddagubbi, Sanna Ammanikere, Sarjapur and south-east Bengaluru. These projects represent a development potential of approximately 7.02 million square feet and a combined estimated GDV of ₹8,800 crore.
In Mumbai, the company has added a redevelopment project in Goregaon West, with an estimated GDV of ₹2,600 crore and a saleable area of approximately 1.05 million square feet, the company said.
As of June 30, 2026, Puravankara had completed 97 projects spanning approximately 59 million square feet across nine cities. Its total land bank stood at around 40 million square feet, while ongoing projects covered 35.14 million square feet, according to the company.
Puravankara shares were trading 1.3% up at ₹210.00, up on October 12.

Body Shares of Goodluck India Ltd jumped to an intraday high of ₹586.70 on the Stock Exchange (NSE) on Monday, rising 18.68% from the day's low of ₹494.35, after the company announced an expansion of its proposed corporate restructuring plan to include its defence and aerospace subsidiary. The company's board, at a meeting held on October 12, accorded in-principle approval to expand the scope of the proposed amalgamation to include Goodluck Defence and Aerospace Ltd, a material subsidiary, along with Goodluck Green Energy Ltd, under Goodluck India. The company had earlier informed the stock exchanges on July 11 that its board had granted in-principle approval for the proposed amalgamation of Goodluck Green Energy with the listed entity. Goodluck India said the proposed consolidation is aimed at bringing group entities under a unified structure, sharpening operational focus, improving market liquidity and creating long-term value for shareholders. The detailed terms, structure and financial implications of the restructuring will be evaluated and disclosed to the stock exchanges after the board's approval. The proposed move comes as the company's defence business expands its presence in the ammunition segment. In June, Goodluck India said its subsidiary Goodluck Defence and Aerospace had secured an order worth approximately ₹255 crore to supply 155 mm long-range empty shells in ready-to-fill condition. The order is to be executed within 10 months, subject to end-user inspection and the requisite approvals. Goodluck India reported consolidated revenue of ₹1,287 crore in the first quarter of FY27, up 31% year-on-year and 18% sequentially. Earnings before interest, tax, depreciation and amortisation (EBITDA) stood at ₹135 crore, with margins at 10.5%, while consolidated profit after tax rose 20% sequentially to ₹67 crore. The defence subsidiary's revenue increased to ₹81 crore in Q1 FY27 from ₹27 crore in the preceding quarter, with margins of around 42%. The company has also outlined plans to commission a 2.5 lakh artillery-shell capacity facility by September 2027, although the delayed commissioning could defer the expected ramp-up in its defence business. Further details of the proposed amalgamation are awaited.
