Prestige Estates Q1 net profit falls 19% despite 16% revenue growth; sales plunge 46%

Real estate developer Prestige Estates Projects Ltd on Wednesday (July 29) reported a consolidated net profit of ₹235.9 crore for the first quarter of FY27, compared with ₹292.5 crore in the corresponding quarter last year, registering a 19.4% year-on-year decline.

Revenue from operations increased 15.9% year-on-year to ₹2,675.1 crore during the quarter from ₹2,307.3 crore in the year-ago period.

Earnings before interest, taxes, depreciation and amortisation (EBITDA) stood at ₹859.6 crore, compared with ₹893.8 crore in the previous year, declining 3.8% year-on-year. EBITDA margin narrowed to 32.1% from 38.7%.

Sales during the quarter stood at ₹6,579.3 crore, down 46% year-on-year. Prestige Group’s share of sales stood at ₹6,126.6 crore, declining 43% from the year-ago period.

Collections increased 6% year-on-year to ₹4,802.2 crore during the quarter. Prestige Group’s share of collections stood at ₹4,391.4 crore, up 4% year-on-year.

The company sold 5.56 million square feet during the quarter, with Prestige Group’s share at 5.56 million square feet, down 31% year-on-year. The company sold 3,337 units during the quarter.

Average realisation for apartments and villas stood at ₹11,193 per square foot, down 16% year-on-year. Average realisation for plots increased 10% year-on-year to ₹8,043 per square foot.

Hyderabad contributed the highest sales value at ₹3,243.1 crore during the quarter, followed by Bengaluru at ₹1,795.3 crore, Mumbai at ₹776.3 crore, Capital Region (NCR) at ₹441 crore, Chennai at ₹285 crore and other markets at ₹38.6 crore.

The company’s average cost of debt stood at 9.31%. The debt-to-equity ratio was at 0.69, while net debt stood at ₹11,915 crore. Shares of Prestige Estates Projects Limited ended at ₹1,661.00, down by ₹22.00, or 1.31%, on the BSE.
